The APM takes direction but is comfortable acting independently to ensure project success. Having an expert understanding of the scope and the project status, the APM ensures the details are followed up on. The APM enables the PM and the Field through contributions and ownership of their roles and responsibilities. As the APM evolves their understanding of the project process and demonstrates excellence, the APM evolves to having near autonomous execution of projects with PM oversight and guidance.
Desired Skills and Abilities: Client & Team Be an integral team member of the project management and field teamMonitor and support regular meetings with hotel ownershipEstablish and maintain credibility as a key project member to the clientProject Planning Change managementMonitor/identify, manage and resolve/escalate field issuesCoordinate related change orders with in-field management, subs and ownershipEnsure understanding of SOW changes through project processScheduleMonitor key metrics, milestones to ensure quality and schedule is maintainedAssist with schedule setup process, updates and publicationsRoom out of order (ROO) and PhasingCoordinationSupport project during pre-con, active con and closeout by ensuring appropriate coordination is maintained based on project needsSubcontractor Management Draft SOW document and meticulously ensure all scope is communicated/clarifiedAssist with Building Connected to source, vet sub-contractors relaying scope, scheduleMaintain awareness of and ensure sub compliance (W-9's, COI, licenses, lien release)Ensure proper sub team is coordinated for project success, kick-off, contractsMaintain on-going sub relationships through regular contact within projectOwn the understanding of SOW, PIP, plans and issue resolutionWork with subs, field team to identify, understand and resolve field issuesProject related issue resolution/research as needed by PMPaymentsField and coordinate payment inquiries and resolution where needed by PMWithin budget limits, review payments to vendors and subs following current process/compliance while resolving issuesUnderstand relationship between budgets, ERP and the BvA submissionLog Setup & Management RFI'sCO'sMonitor, manage submission and follow up on RFI's, submittalsProduce and distribute logs for Submittals, RFI's, CO's per SOPsTake-Off & Take Off Verification Comprehensive understanding of take-off processAdvanced understanding and usage of Bluebeam for take-offsSupport of necessary take offs for Pre-Con and SOW needs following SOPPM Project Support Support weekly and monthly updates for client distributionCommunicate with designer, architect, and procurement vendors and/or employeesRelay and maintain organized records to project teamGeneral project support where neededManage Construction & Hotel Brand Compliance Establish foundational understanding of brand standards and design scheme requirementsEnsure understanding of relationships to hotel brand standards, PIP, and SOWEstablish foundational understanding of ADA requirementsComfortability in high pressure situations while continually progressingMaintain high morale among subcontractors and employeesExtremely detail-oriented with communication skills at the utmost levelExperience using PlanGrid and/or other construction softwareRequirements: Bachelor's degree in Construction Management, Engineering, Architecture or similar experience2-3 years of construction project management experience and/or tenant improvement experienceFully proficient in EnglishAbility to travel to the US at least 25% in roleProficiency in Microsoft Office and ExcelExperience in traveling construction groups preferredExperience with PlanGrid and Bluebeam preferredHotel Rehabs, LLC is a boutique general contractor that specializes in transforming major branded hotels (like Hilton, Marriott, and IHG) throughout the United States.
