.**Job Title**Corporate Finance Manager**Position Purpose**This position is a 'one-person corporate finance shop' for the business. The position is analogous to the 'Sr. Portfolio Analyst' role in the US. As such it has 3 key pillars (1) valuation of new stores through the new stores proforma (2) financial valuation of special projects, and (3) owning all aspects related to stores portfolio benchmarking analytics. In Mexico the position also owns a 4th group of activities and is responsible for coordintating the capital (CAPEX) bugeting process (analogous to Capital Budgeting Manager in the US). The position reports to the Director of Corporate Finance (Strategic Planning and Research) and works closely with the CFO and Funcional Area Directors of Finance and Controllers. The position is pivotal to establishing best in class corporate finance and capital budgeting processes for the Mexico business, and requires an entrepreneurial mindset to 'lead without authorithy', setting business unit standards, providing actionable store preformance analytics and supporting optimal capital allocation decisions.**Primary Accountabilities**:- Stores Portfolio Benchmarking: responsible for managing our local stores portfolio benchmarking process back to back, from data gathering, standardization, maintenance of performance ranking, distribution of analytics and presentation to key stakeholders. The position is also in charge of generating store impairment tests, top and underperformance rankings, as well as ad hoc financial analyses of store performance. Coordinates underperforming stores project generating monitoring list and tracking progress of actions outlined. Supports Property Management in renegotiations of lease contracts, conversions of leases into purchases and excess property sales valuations.- Stores Proforma Gatekeeper: Responsible for maintaining the Stores Valuation model, AKA stores proforma, and generating annual reviews of the cost structure. Evaluates capital structure of model when needed to reflect corporate and parent company capital structure. Assess adequacy of the model's capital structure to approve strategic projects and to encourage purchases. Conducts viability analyses to support Research team pre-approval, and Store Dev team post approval. Generate structured finance proposals to support Real Estate negotiations, under the supervision of the Corporate Finance Director.- Capital Budgeting: Coordinates all aspects of CAPEX or Capital Budgeting process for Mexico in close collaboration with corporate controller and developing a strong partnership with FP&A. Controls project spend vs. budget as well as project viability per company standards. Consolidates CAPEX information and reports it to FP&A group
