**Responsibilities**
This position is an individual contributor role in the SRE Mesoamerica Finance organization and will be responsible for supporting the Head of Finance Mesoamerica organization by contributing to the commercial partnering with the SRE Meso America Asset and Property Unit Head and, is directly responsible for supporting the financial reporting for the Mesoamerica region including actual, forecast and budget along with commercial analysis and commercially sustainable business cases. She/He is also responsible for the commercial support for the Mesoamerica region and is also responsible for providing commercial competence for accounting related decisions, such as impairments, provisions or investment properties conducting the necessary tests and assessments up to a value of 2'0€.
- Develops budgets and reports for the Meso region team, tracks performance against budget; supports the region in implementing SRE financial reporting standards and tool. Provides reporting to key stakeholders as required.
- Directs the Business Administration within Meso region, including bottom up financial planning and alignment with target setting, Monitoring of compliance with accounting standards.
- Performs reporting for Customers, supports discussions with Meso region financials, performance against KPI's, supports Head of Finance with reporting, analysis, and ad hoc requests.
- Controlling of local financial figures, creation and alignment financial forecast, Identification/realization/reporting of savings measures with location management.
- Monthly review of bookings and billing, Commercial project definition and preparation, including cost/investment calculations, interface with other team members from the Region and the Global Support Center.
- Coordinate accounting, legal, tax and insurance related topics, supports the Head of Finance for negotiation and preparation of external renting and customer lease contracts.
- Implementation of SRE pricing model according to guidelines (calculate net rent, rent adaption, evaluate pricing impact of maintenance measures and projects)
- Prepares and ensures accuracy of all financial data required for customer reporting meeting reporting timelines.
- Prepares and analyzes financial results, providing variance commentary on a monthly basis to budget and forecast.
- OPEX & Service costs analysis review, alignment, communication, and confirmation with tenants; ensures full charges of net-rent, OPEX and Services to customer.
- Develops feasibility studies in conjunction with Project Managers; provides finance support to Project Teams including project cost tracking, project analysis, status of contracts, and open commitments.
- Applies advanced skills to resolve complex problems not covered by existing procedures or practices independently. Displays a high level of critical thinking in bringing successful resolution to high-impact, complex, and/or cross functional problems.
- Responsible for financial reporting, KPI measurement and tracking, and general analysis
- Independently performs advanced areas of work for the professional field.

**Education/Qualification**
5+ years of professional experience, controlling budgets, conducting financial analysis, preparing financial reports and implementing financial initiatives
2 years in significant Real Estate functions desirable
BS/BA in business administration (emphasis finance & accounting)
MBA and / or certifications in IFRS, GAAP, CPA preferred however not required.
English language skills is a must
