Position Purpose The purpose is to monitor cost and activities related to AZ's owned, leased, and excess properties, and work with other groups (RE, Maintenance, Permits, Finance, AP, Ops, and Legal).
This position would be the "gatekeeper" to interact with the mentioned groups and focus on the accountabilities below.
Primary Accountabilities Manages lease payment end-to-end process, including prepayments, lease increases authorization, and audit according to lease agreements.
Also manages and coordinates lease options notifications with the legal department to secure Stores operation. Oversees the overall operations of the property, ensuring smooth and efficient functioning.
Acts as a liaison between AZ and landlords and commercial partners, follows up, and provides solutions to situations or requests that arise on a daily basis.
Maintains and verifies that all properties of AZ are compliant with lease contracts and regulatory needs.
Coordinates property management region specialists to ensure operational incidents are resolved timely, and region projects related to property management are completed on time. Manages process improvement initiatives, such as measurement, analysis, and reduction of cycle times in Store Development, and the development of KPIs for monitoring time spent on opening approved sites.
Maintains performance database and statistics on post-approval processes.
Monitors sites at risk and drop site performances on a timely and consistent basis.
Responsible for providing visibility for all contracts and properties from AutoZone.
Validates all abstracted contract data, compiling in Store Dev or other database. Directs the improvement of existing properties through lease negotiations for additional tenure and reduced rent, purchase of current leased sites, specific negotiations for new terms, additional surface, commercial ventures, etc. Responsible for property tax payment for owned facilities, securing and mitigating potential risks.
Responsible for obtaining feasible discounts.
Also responsible for monitoring and complying with landlords' responsibilities.
Works with the permitting renewal group to provide proof of property tax payments, avoid fines, and renew permits.
Also works with insurance renewal and any other group relevant to the process. Manages, trains, and develops team members to consistently meet AutoZone vision and objectives. Education & Experience Level of Formal Education: A Bachelor's degree (BA, BS) or equivalent.

Special Certifications or Technical Skills: Negotiation, good communication skills, leadership, administration, sense of urgency.
