This position will lead the Operations of a location for Selina, reporting to the Country Operations Director or Cluster General Manager depending on the structure of the Country. With full P&L responsibility, they will deliver commercial, financial and operating results for the location they are leading, aligned with the company's goals and strategies. The role will oversee a full Location Operations Team, covering all departments among which include: rooms, food and beverage, maintenance, and experience. The role will also have an active involvement in commercial, finance and human resources activities to achieve the goals set. Decisions will be made with co-approval of the Manager.
**Performance**
- Align the operational strategies to support the commercial goals of the location
- Lead the location Operations Team to ensure that the location delivers its commercial and financial operating results
- Support with the preparation, presentation and achievement of the location's annual business plan and budget
**Product**
- Strong presence in the daily functions of all product areas of the location (Front of the House, Back of the House, F&B, Kitchen, CoWork, Experience) optimizing all opportunities and analyzing any room for improvement
- Ensure an in depth understanding of the brand, the product and the standards
- Conduct daily rounds of the location, including: rooms, F&B, common areas, and back of the house to ensure the product is complying with the brand standards of the company
- Strong understanding of all software systems used by operations
**Finance & Accounting**
- Full P&L responsibility over the location, with sound understanding of P&L statements and ability to react with impactful strategies to improve performance
- Review the locations month to month P&L and reporting systems, understanding the fixed overheads, projected vs actual revenue and variable costs
- Ensure all location liabilities are managed along with the Finance Director
- Ensure all location collections are optimized along with the Commercial and Operations Teams
- Maintain a strong relationship with the landlord, tenants, and vendors
- Negotiate supplier rates and contractor invoices
- Raise purchase orders and ensure requests are efficiently managed based on accurate operational needs
- Ensure consistent, efficient, and comprehensive cost control, revenue management, and financial reporting.
**Human Resources**
- Lead and support the recruitment and selection process for open positions at the location
- Decision maker, alongside the manager in the recruitment of key team members
- Create and manage the staffing plan for the location.
- Ensure that rostered staffing levels are in line with the forecast whilst maintaining high levels of service and experience.
- Manage the location's payroll
- Actively participate and ensure the location teams receive the necessary onboarding and training to achieve performance excellence.
- Drive location teams to embody the spirit of the Selina brand and support the roll-out of initiatives to drive awareness, culture and financial performance.
- Lead the implementation of environmental health and safety plan at the location
**Commercial**
- Fully understand the commercial direction and vision for the location defined by the Country Operations Director and Country Commercial Director/Manager, which covers: rooms, food and beverage and experience
- Collaborate with the Commercial team and manager to review the forecasted revenue, ADR & Occupancy
- Proactively review the rates, online ranking and other metrics to ensure they are in line with the locations pricing and positioning strategy, competition, current market demand and occupancy levels to achieve our goals
- Generate local partnerships to promote the Selina Brand
- Input and support of the location's Sales & marketing plan
**Experience**
- Actively analyze guest experience results with the Operations Team to understand the gap from the target, and set clear action plans to improve customer satisfaction and desired achieve goals
- Support and manage an environment to provide a positive experience in all the Selina Communities (guests/visitors, employees & community).
