**About the role**

Are you ready to be part of the next big thing in hospitality and vacation rentals?
As our **Junior Property Growth & Ops Manager - Vacation Rentals**, you'll play a key role in expanding our property portfolio and delivering 5-star guest experiences.
From onboarding new properties and managing dynamic pricing strategies to interacting with guests and solving real-time challenges, this is a hands-on, growth-driven role.

**Responsibilities**
- Marketing
- Create and post content on our social networks
- Promote listings on relevant online communities
- Sales:

- Perform market research activities
- Identify and contact property owners in search of property managers
- Identify and contact large property management companies, construction firms, and real estate agencies to build partnerships
- Create and deliver sales presentations
- Follow up with leads until contract signing
- New listing Launch
- Research and get quotes from suppliers
- Furnish and decorate new stays
- Make sure everything functions properly
- Schedule, stage, and supervise photoshoots
- Create new listings and launch new listings
- Online and printed guides, including domestic appliances "how to" guides
- Pricing strategy and revenue optimization
- Leverage dynamic pricing tool to create the perfect pricing strategy that yields the perfect combination of both high occupation and high revenue
- Guests Management
- Respond to booking inquiries and try to convert them into bookings
- Set expectations and provide useful information to guests prior to and at check-in, and during their stay and until after check-out
- Coordinate guests arrival with the security staff and ensure a great experience right from the start
- Provide relevant and unique recommendations when needed
- Come up with creative solutions when problems arise
- Write and respond to reviews
- Create and leverage Quick Replies and Automated Messages when possible
- Do everything in your power to provide 5-star experiences
- Ongoing listing improvements
- Improve listings' performance by testing different tactics with listings' photos, descriptions, titles, etc.
- Maintenance & Inspections
- Inventory management and restocking
- Monthly cleaning and maintenance inspections
- Coordinating maintenance staff to fix issues that arise
- Contractors & Suppliers Management
- Research, identify, and source new contractors and suppliers
- Onboard and shadow new suppliers
- Documentation and Automation
- Create and document processes needed to improve both the efficiency of the business and guest satisfaction
- Leverage available SAAS tools to automate what can be, without compromising guest satisfaction
- Reporting
- Ongoing costs tracking
- Monthly financial analysis
- Monthly owners' reports

**Competencies**
- Hard Skills:

- Bilingual English and Spanish
- Tech stack: Google Suite, Microsoft Office, Zapier, AirDNA, Pricelabs, Hospitality PMS (Hostaway, Guesty, Hospitable, etc.
), WhatsApp for Business, Notion.so, ChatGPT Prompting
- Data analysis
- Documenting, simplifying, and automating processes

**Experience Required**
- Minimum of 2 years of experience in client-facing roles (sales, service, etc.)
- Bonus points if you possess passion for travel and hospitality

**Special requirements**
- We're a fast growing startup.
You need to be comfortable navigating ambiguous situations in a fast-changing environment
- We move fast and so do our guests: you need to keep calm under stress
- Multi-tasking
- Must own a laptop
- Potentially monthly travel to Cuernavaca, Morelos (all expense paid)
- Availability: this isn't your typical 9 to 5 job.
