This role requires strategic thinking combined with hands-on management to oversee the daily execution of project plans.
The Project Manager is responsible for clear and consistent communication with key stakeholders—including Store Management, Interior Design, Visual Merchandising, and Retail Operations—on project timelines, budgets, and potential business impacts.Responsibilities:Strategy Development and Alignment:Provide executive and fiduciary leadership for capital expense budgets, capital expenditure requests.
This includes driving compliance with all internal processes, procedures, governance, and controls related to real estate and construction projects.Coordinate and manage drawing sets and milestones from schematic and design development, and construction documents.
Review drawings and conduct page turns at milestones.Establish competitive bidding, contract administration and project related legal and financial controls.
Build proper bid books, cost plans, forecasts, budget history and issue POs for a proper project buyout.Oversee construction.Ensure weekly OAC meetings are conducted and documented.Communicate Development and Construction core strategies and priorities to leadership, cross-functional partners, franchisees, and other strategic partners.Manage capital accountability, forecasting, savings, and efficiency for team projects.
Gain approval for capital spending and budget allocations.Oversee key dates and documents related to projects, programs, and leases to ensure deadlines are met.Leverage project resources of architects, supplies, and GC's to achieve project schedules.Review and negotiate work letters with LL and conduct initial site reviews.Agility to adapt the lifecycle to achieve quicker openings.Close out project in 90 days after store opening for all vendors and supplies.Travel as required to conduct site visits during the lifecycle of the project.Strategic Execution:Lead the team through strategic planning, negotiations, and implementation
