**About the Role**
A Property Management Specialist is tasked with overseeing real estate properties on behalf of clients. This multifaceted position involves a range of responsibilities, including but not limited to tenant communication, ensuring property maintenance, managing leases, and coordinating financial matters related to the properties they oversee. Additionally, they may be involved in handling various administrative tasks to ensure the smooth operation of the properties under their management.
**Key Responsibilities**:
Revenue Management and Pricing:
- Assess and adjust hotel room pricing by monitoring competitors' rates, considering special events in the vicinity, and factoring in unpredictable circumstances such as weather.
- Optimize profitability and occupancy rates through strategic pricing models.
Property Management:
- Oversee all aspects of management for a 10-unit property, ensuring smooth operations and tenant satisfaction.
- Collaborate with ownership to develop and refine standard operating procedures and best practices for in-house property management.
Process Creation and Execution:
- Assist in the design and implementation of processes related to property leasing, work order management, maintenance, and tenant communication.
- Ensure that all procedures align with company goals and optimize efficiency.
Tenant Communication:
- Serve as the primary point of contact for tenant phone calls, inquiries, and concerns.
- Work towards building a structured communication system to handle tenant interactions effectively.
Team Collaboration:
- Collaborate seamlessly with the company's staff to ensure a cohesive approach to property and revenue management.
- Provide insights and feedback to ownership based on on-the-ground experiences and tenant feedback.
**Desired Skills and Qualifications**:
- Communication: Essential for effective tenant interaction, negotiation, and client communication, including fluency in Spanish.
- Organizational Skills: Vital for managing multiple properties and tasks with attention to detail.
- Problem-Solving: Crucial for promptly identifying and resolving issues to maintain tenant satisfaction and property upkeep.
- Financial Management: Proficiency in rent collection, budgeting, and financial reporting is necessary for successful property management.
