A Residential Services Coordinator, assigned to Residents, supports the Senior Pod Manager in the daily operations of a property management portfolio by the following: implementing the approved management plan, performing administrative tasks, performing rent increases and lease renewals, assessing lease violations, and building positive relationships with owners, tenants, and vendors.
Successful Residential Services Coordinator should have excellent organizational and interpersonal skills, time management, attention to detail, and be able to create synergy in their pod by working as a team.

**Duties and Responsibilities**
- Work within a team on special nonrecurring and ongoing projects
- Maintaining property occupancy levels, ensuring positive resident relations, and accurate data entry in CRM (Appfolio, LeadSimple) systems.
- Review 3 month and annual property reviews for potential violations and issues discovered at the property. Address rent delinquency notices and violation notices from the HOA. Work with tenants for correction, tracking resolution, and cure date.
- Conduct lease renewals and ensure the LeadSimple process is updated and being followed to establish accuracy with rent increases, lease documents, tenant insurance, and owner updates.
- Review existing leases and ensure we are complying with our obligations, as well as ensuring databases (Appfolio, LeadSimple) are kept up to date and accurate. Contribute to reviewing and amending relevant clauses within leases for new lettings.
- Organizes and prepares correspondence relating to the homeowner's associations and acts as a liaison between tenants and HOAs.
- Provide exceptional customer service to tenants and vendors by responding promptly and professionally, and keeping them updated on ongoing processes and issues.
- Act as a mentor for new team members and share to the best of your abilities your knowledge and experience.
- Be present for all required meetings and training sessions applicable to learning skills pertaining to your job, responsibilities, or as specified by your direct supervisor.
- Set up daily workflows and time blocking to accomplish projects and tasks.
- Diligently update and add notes to processes, and the tenant, property, and owner pages
- Must be available from 9 AM PST to 5 PM PST
